Commercial & HOA Retaining Walls in Green Bay, WI
Condominium associations, apartment owners, property managers, churches, and commercial sites bring us the walls holding their grade. Green Bay Retaining Walls covers Green Bay, De Pere, Ashwaubenon, Bellevue, Howard, and the rest of Brown County, Wisconsin. Our hardscape and masonry work lands on parking lot walls, drive aisle walls, common area walls, and long perimeter runs that give way one section at a time.
Large runs go up in County Materials Rib Rock, an oversize Wisconsin landscape unit the state highway department accepts for mechanically stabilized earth work. Tensar UX geogrid goes in between the courses, at the length and elevation the design calls for. Under all of it sits a compacted granular pad. Behind the face stands a continuous stone column, with outlets spaced out along the length. Mechanically stabilized earth is the plain description of what that builds: the reinforcement makes the block face and a wedge of the embankment behave as one mass. Two faults bring us out to property at this scale, nearly every time. One is an outlet that quit draining years before anyone noticed. The other is grid that either never went in or never ran far enough back to catch soil. Red clay across this county freezes deep and pushes all winter, and a long wall gives that push a lot of places to work.
What the Board Gets in Writing
A document comes before a crew on almost every association job. Our people walk the run and measure lean and displacement. They probe the base at the failed bays. They locate and test every outlet. The result is a written report with photographs and a rating for each section. Circulate it, budget against it, or hand it to three bidders. Nothing in it is a sales sheet with a total at the bottom.
The Property Keeps Running
Residents set the schedule, not the crew. Material stages off the parking stalls. Drive aisles stay open, or closures get sequenced with management. Open excavation gets fenced overnight, and the pavement gets swept before the crew leaves. Affected units hear from us before the first machine arrives.
Money, Stage by Stage
Face foot is our unit, and it counts the buried wall along with the exposed face. The total then breaks out section by section. A board sees the cost of one stage sitting next to the cost of another year of waiting. A reserve study reads far better off that breakdown than off a single lump figure.
Warranty and Season
Every finished run carries a written workmanship warranty on the block and on the drainage behind it. Winter is inspection and report season here. The crew builds once the ground opens. Call (920) 555-0187 and you reach us, not a queue.
Does homeowners insurance cover a retaining wall?
Your policy decides this one. Read it, then put the question to your agent. What is generally true: most policies file a retaining wall under other structures and respond to sudden damage, such as a tree falling on it or a vehicle hitting it. Pressure from soil, poor drainage, erosion, settlement, and plain age are usually excluded. An association adds a second document, because the master policy and the declarations decide whether a common area wall belongs to the association or to a unit owner.
Who is responsible for a retaining wall on a property line?
The higher lot owns the dirt, and the wall follows the dirt. Paperwork can say otherwise: your survey, your deed, and any recorded easement settle it, and walls shared between two owners are common enough. It begins as a survey question, and now and then it ends as a lawyer question. Either way we will tell both sides what the wall needs and put it in writing, whoever ends up paying the invoice.
Can a long wall be repaired in stages?
Staged work is the normal path, and boards ask for it. We survey the full length, break it into marked sections, and rank those sections by condition so the worst bays get scheduled first and the sound ones go on a watch list. Each stage gets its own price and ties into standing wall at both ends. The one thing staging cannot do is stretch out a bay that is moving now, and the report will say so plainly.
Will you build to our engineer's drawings?
We do, and we build them as issued. That means the specified reinforcement, the specified fill, and the compaction and grid placement records the engineer wants. Where a wall clearly needs a design and nobody has one yet, we say so before quoting and work with whoever your board retains. We carry general liability and workers compensation, and certificates reach your manager before we mobilize.
